The HelloParks Páty megapark, which holds the Local Logistics Park title, is being built on 87 hectares in the catchment area of Budapest, can accommodate 384,000 square meters of industrial developments. The buildings will meet all modern logistics and industrial needs. The energy-efficient and environmentally friendly operation in these flexible buildings, is ensured by modern mechanical systems, solar park, electric car chargers and smart solutions, such as the HelloParks application that can also be used by the tenants.

HelloParks Páty's first building, PT1, a BigBox-type hall spanning 58,000 square meters, received its occupancy permit in July 2023. It is the largest modern industrial hall with a contiguous area in the Budapest metropolitan area. The second building, PT2, another BigBox hall of 42,000 square meters, was completed in June 2024 and is fully leased. Currently, the third phase is under development with the PT3, a 42,000-square-meter BigBox hall, scheduled for completion in the last quarter of 2024. The smallest rentable area in these warehouses is 3,400 square meters.

Every building in the HelloParks Páty megapark is being constructed to meet the highest 'Outstanding' rating criteria in the BREEAM New Construction category, which is already obtained by PT1 in the Design Stage.

For the first tenants of our buildings, we provide particularly large discounts in the form of rent-free period and other contributions, which we can be determined depending on the requested size, location and rent period.
The HelloParks Páty megapark is located in the western part of Budapest, in one of the most developed industrial regions, along the M1 highway, near the intersection of the M0 motorway and M7 highway, in an attractive location for both national and international transport, close to the city centre. The area around this modern, sustainable and people-oriented industrial and logistics centre has excellent infrastructure and favourable labour supply.
HelloParks is currently constructing its all buildings to the Outstanding rating in the New Construction category of the BREEAM sustainability standard and and to the EU Taxonomy requirements. Worldwide, only 3 percent of properties meet these strict criteria, and HelloParks is the only developer in Hungary building industrial facilities in this category.

We place a strong emphasis on energy-efficient operations. Our proprietary mobile application connects to the intelligent Building Management System of our warehouses, providing tenants with valuable information. Through the app, tenants can remotely access technical data of their leased areas, monitor utility consumption, and adjust heating, ventilation, and lighting settings. The offices in our buildings can operate with zero primary energy consumption, thanks to the solar panels installed on the roofs. Even the rainwater collected on the warehouse roofs is used for irrigating the surrounding green areas. Common areas are lit with smart ready lamps, and electric car chargers are available in the warehouse parking lots.

In 2023, we developed a detailed climate neutrality roadmap as part of our sustainability strategy called HelloZero, which outlines our plans until 2035. This plan not only focuses on mitigating the impacts of climate change but also emphasizes sustainable water management and responsible waste management. From 2025, we will reduce embedded carbon by 25%, and by 2030 by 50% compared to our initial buildings, which have already exceeded regional standards by achieving values typical of Western European developments. This significantly reduces the burden from carbon emissions throughout the lifecycle of the building materials. On average, we will install 2.5 MW of solar panel capacity per facility in the future. For the operational carbon of our new buildings, our goal is to achieve net-zero emissions by 2028, ensuring 100 percent renewable energy supply.
